Spring/Summer, 2007 - The building committee met with different builders for detailed project estimates. The builders in turn talked to people in various county offices that would be handling our permit. The net result was that since our project was approved by members, the county process had changed for new commercial projects in critical areas, and the builders recommended we hire an engineer to do a feasibility study, because they couldn’t be confident in pricing the job or creating a time line because of some potentially high-ticket items. Late Summer/Early Fall, 2007 - After talking to our architect, builders and the county, we hired an engineering firm to do a feasibility study for the project. The study was completed right before the annual meeting in December. Because the new building fell into the category of a new commercial project (in critical areas), the estimate for the site development costs of the project came in at $450,000, which was our entire budget for the project. (This is without the new building costs included.) In addition, the grading plan itself was likely to take up to 16 months to go through the county for approval. The building committee asked the engineer if we remodeled the existing building, would we eliminate the need for the expensive and time consuming aspects of the original plan and the answer was “yes.” Winter, 2007 - Working in conjunction with the architect, the building committee went to work to determine how we could meet our original objectives for the project with a revised plan. We now have a draft plan that you’ll see attached. We think it works as well as the original but will be far easier to get through the county for permit approvals. We are remodeling the existing building and creating larger, better bathrooms on the first level. The remodeled building has a second floor with a room and deck for viewing swim meets. There is now a large pavilion on the other side of the pool and the sports court that was originally planned. We are planning to split the project into two phases. We would seek a permit first for Phase I, which would include the work on the backside of the pool (specifically the pavilion, sports court and volleyball court/playground). We are moving forward with this phase and hope to start construction prior to the pool opening this spring. After we get the permit for Phase I work and start construction, we would seek the permit for Phase II for the remodeled building and expect to get approval before the end of the summer. Phase II construction would begin in the fall when the pool closes and be ready for the following spring. Please take a look at the revised plan.
